The earlier you consider the SAP calculation and its implications the more likely you are to comply with the building regulations. You should complete the SAP Calculations and building regulations compliance report before you start to build : otherwise your construction might not be compliant and expensive modifications might be required. Most new properties will require an air-leakage test We can also provide this service - discounted if we provide your SAP calculation as well.
The SAP calculation is the official mathematical model which is used to calculate the energy consumption in your home to assess compliance to UK building regulations and to Generate Energy Performance Certificates. The model takes into account various energy sources and losses in your home, including heating appliances, window types, ventilation systems, wall, roof, and floor insulation. For new build properties the model calculates the DER and the TER (Dwelling /Target Emission Rates). This is the increase in CO2 emissions to the atmosphere as a consequence of of heating and lighting the home (from burning fuels at your home or remotely at power stations to produce electricity) . For new builds the DER has to be lower than the TER otherwise this is a fail. There are various other requirements which are also assessed .It is not possible to determine whether or not your building will pass based upon the amount of insulation in the walls etc, because many the other factors need to be included in the calculation. Therefore get a SAP calculation and Building regulations report as soon as you can to avoid failure later.
For existing building built under L1B the assessment process is slightly different but equally complicated!
The Energy performance certificate also uses the same SAP calculation. Our assessors are fully qualified and members of approved schemes.
